Match the city and the location, not only the name. The same name can be approved in one city and illegal in another.
An approved scheme can have an illegal extension or phase. Ask which block and phase your plot is in.
Approval of the layout is not permission to sell. Ask for the NOC and the approved layout plan showing your plot number.
Have a lawyer read the papers and verify land ownership before any payment.
